Ottawa Fall Property Cleanup Checklist: What to Handle Before the First Frost

Ottawa's first hard frost usually lands somewhere between mid-October and early November, and it doesn't wait for your weekend to be free. Once the ground freezes, a whole list of outdoor jobs either becomes twice as hard or has to wait until spring.

This is the checklist we work through with homeowners, landlords and agents every fall — in the order that actually makes sense, so you're not cleaning a deck you're about to pile firewood on.

1. Clear the junk first

Start with removal, not cleaning. Every fall job goes faster once the clutter is gone, and anything left outside over winter comes out of the snow in worse shape than it went in.

• Patio furniture, planters and broken garden tools that won't survive another winter
• Garage and shed clutter blocking the space you need for snow gear and winter tires
• Renovation debris, old fencing, deck boards and bagged yard waste
• Appliances, mattresses and furniture waiting on a trip you keep postponing

2. Pressure wash while it's still above freezing

Pressure cleaning needs temperatures above freezing and time to dry, which makes early-to-mid fall the last comfortable window. A season of pollen, rain, mud and algae comes off much easier now than it will in April, and a clean surface is a safer surface once frost sets in.

• Sidewalks, walkways and driveways — concrete and brick
• Decks, porches and stairs, using pressure matched to the material
• Fences and retaining walls
• Green algae film on shaded paths, which turns into a slip hazard when it freezes

3. Deal with the mess the season dragged inside

Wet leaves, sand, road grit and mud all end up on carpet in October and November. Cleaning before winter matters more than most people expect: grit ground into carpet fibre does the real damage over time, and once the windows are shut for the season, everything stays in the house with you.

• Entryways, hallways and stair runners — the highest-traffic fibre in the house
• Living-room and bedroom carpet before holiday guests arrive
• Rental units between tenants, while the unit is still empty

4. Reset the interior before the holidays and the closings

Fall is closing season and turnover season in Ottawa. If you have a possession date, a tenant move-in, a listing photo shoot or family arriving, the interior reset is the piece people leave to the last minute — and the piece with the least slack in it.

• Post-move and move-out cleans so a unit is usable on hand-over day
• Kitchens, bathrooms and floors after a renovation or a long-delayed clear-out
